I have been considering a move to Virginia and stumbled upon Alexan Florence. After quickly scheduling an appointment online, I was able to connect with Anthony Iroegbu, a sales and marketing associate with Alexan Florence the following day. My schedule was very tight, but Anthony assured me that I could get a thorough view of the amenities and apartments available despite my limited time. He OVER DELIVERED. Not only was the property absolutely gorgeous, I noted that he listened to the things th at are important in my lifestyle and pointed out how Alexan would support that. The property offers ample outdoor space, an excellent walking score, and a design motif that was both elegant and inviting. I saw several apartment types and each increased my desire to live on the property. I can confidently say that Alexan Florence is a gorgeous space and they have hired personnel to support the needs of the community. pros: brand new, a lot of destinations within walking distance.
cons: wood-frame building so get ready for a lot of noise from your upstairs neighbors, no carpeting in bedrooms, aircraft noise, the community is near several public housing projects, some apartments are facing the nearby apartment tower, most of the apartments have extremely small coat closets and do not have a balcony.

9/16/22 Update: get ready for construction next door…

“The Ladrey, which sits on an approximately 2-acre sit e in Old Town North, is an 11-story, 170-unit high rise building that houses primarily seniors and residents with disabilities. An adjoining property, also owned by ARHA, was combined with Ladrey to create a larger plot to rebuild the new housing.

Tonight at the comedy show was a fabulous experience. All of them were hilarious. Best resident event I have seen in a while. Drinks were great. Please bring the comedy guys (4corners entertainment) back again monthly. Weekends work good for me.

Alexan Florence is hands down the most stunning apartment community I have ever seen. Every single element of this community, from the beautiful amenity spaces and apartment design details to the beyond friendly and helpful onsite team, is 5 stars across the board. Plus their prime Old Town location is truly hard to beat. Highly, highly recommend!

This is a beautiful special apartment community. From the prime location to the amenities to the on-site team, it is 5 stars all the way. Everyone who works there is friendly and helpful, the amenity spaces are beautifully designed, every finish is top notch, and most of all the people are amazing. Highly recommend!

We went in and asked for a tour and we’re given the best tour of an apartment building that we have ever received. Our tour guide Anthony provided all the information we needed and had high energy even though he knew we would not be able to sign a new lease at this time. The tone and kindness never changed we really appreciated the team there! The apartments were high end as well and still smelled brand new when we visited.

I’ve been here for a month or so and feel I can now post an honest review of Alexan Florence.
Pros:
1. Location is perfect and it’s brand new which was a must for me. I looked at another brand new complex in OT, but it was not up to my standards as far as finishes and overall charm.
2. Not noisy at all except for one issue (see con below). Great mix of tenants that seem to be professionals which is what I like! Haven’t had any complaints at all about any disturbances.
3. Location again because i t really is perfect!
4. Anthony is really the best! I showed up several times to view the place b/c I was so indecisive! He was very understanding of my situation with the sale of my home and made sure I had all of the information needed to make a decision!
CONS:
1. I’m on the top floor and can hear my next door neighbor walking so that should tell you about the quality of the building materials. I specifically chose a top floor unit to avoid hearing anyone walking! Biggest con for me!
2. Lacks functionality! My trash chute is on the other side of the building! Honestly, valet trash should have been a thing here, but it’s not. The only way to access the parking garage on Pendleton is by vehicle because they only give you one access tag. I bike often and have to either wait for a car to come/go or call which is a hassle. We should be able to access with the key fob, at least!
3. Other tenants have complained about rodents in their apartment. No notice was sent out to the residents at all! I happen to look on the app and saw a post complaining about the issue. I immediately emailed the leasing manager and was assured it was an isolated issue. Regardless, it would have been nice if we were made aware by the leasing office and not by chance of reading a post! BTW-The post is no longer there!
4. You have to use their internet provider. I’m not a huge fan of this idea. I had to call a few times just so they could reboot b/c the service in my apartment was too slow. Haven’t had any issues since the reboot.

I do have some smaller issues that I will address with the leasing office. They respond quickly so I’m sure it won’t be too much to resolve.
Overall — AF was the best option for brand new in Old Town! There was another new complex near Eisenhower which was better as far as functional living space, but it’s not Old Town.

I recently visited this property while looking for a new apartment. I was met by Anthony, who showed me the building and amenities. I was very impressed by his enthusiasm and knowledge. The entire community looks like a great place to live, and if the staff is anything like Anthony, they are great too. I look forward to visiting here again.

Alexan Florence has overall been a great experience with respect to amenities and people working here. Amazing leasing team (Shoutout to Anthony) and friendly staff at the concierge.

Edited: The leasing team addressed our noise issue and did a great job to rectify our problem.Thanks Kathryn & Milica

This building is not what it seems at first glance. The ceilings are super thin and you can hear conversations thru them not to mention when someone walks. The construction has had numerous problems related to quality. The management tries to squeeze every dime out of its tenants with hidden fees and extra small charges that seem like no big deal but shows what a sketchy business this is. The building is cheap fake luxury. Only plus is that the staff at the concierge desk is without excepti on wonderful. … – show

Came to the Florence to visit some friends last weekend and not only is the place stunning and incredibly well kept, but the leasing staff was great too! I was greeted by Rob and he could not have been more welcoming and accommodating.

I’ve never posted a review in my life, but the Alexan Florence leasing team has gone above and beyond any expectation. After a major flood in my previous apartment, the leasing team helped me move up my move in date so I could have a safe and dry place to live. Anthony, Rob, and Milly are all absolutely amazing. I am so excited to live here!

Alexan Florence is one of the most beautiful communities I’ve ever toured. The pet washing station is a huge perk for my pup and me. The staff is always friendly and helpful, especially the maintenance guy, Yovani. He always completes service requests quickly and says hello when passing by!
