I’ve had an exceptionally positive experience renting an apartment at Manor House over the last two years and I would absolutely stay longer if I could. When I began my apartment search two years ago, I knew I wanted to live within a 10 min drive to the Pentagon and in a dog-friendly area so I started looking in the Arlington and Alexandria apartment communities. What I found were a lot of concrete high-rise apartments that felt austere and “rushed” in the construction and which all seemingly had a nightclub atmosphere within the building or immediately in the entry way; this was not for me or anything close to what I would want to come home to (even though I know home is wherever your dog is). I looked at about ten apartments before finding Manor House and then I knew right away this was where I wanted to live.
Manor House is charming and cared for and elegant in a low-key way. Nestled in what feels like a private park, flowers and greenery abound and there are just three floors per building and only 7 or so apartments per floor. The effect of this is that the grounds and the complex provide a tranquil reprieve from the raucous hustle of standard DC area living. Additionally, the apartment is remarkably well-maintained both inside and out. I mentioned the park-like atmosphere: this is due to meticulous grounds-keepers that lay new sod and maintain beautiful flowers around every aspect of the property. Inside the common areas a daily housekeeping service comprised of some of the kindest people you’ll ever meet around D.C. keeps these spaces immaculately clean (including right up to your front door). And then there's inside the apartments: From hardwood floors to ornate crown molding to custom built shelves, Manor House gets all the details right. I’ll add to this that, when I walked into my apartment on the first day of my rental period, there was a large welcome basket that greeted me with a card signed by the management team alongside treats for my dog… Manor House understands that details make all of the difference.
Of course, this quiet and immaculately maintained park-like apartment with hardwood floors and crown molding that gets the finer details and leaves gift baskets for me and my dog doesn't just happen. It's intentional and due to a combination of an extremely pro-active and responsive onsite management team (shout-out to Jeff, George, Latisha and now Loretta who have made living here so easy and comfortable) and attentive ownership who care about the comfort of their tenants and the quality of their property.β¦ β show

Manor House is an older building, and we've had isolated issues with plumbing and a leak in our storage closet.
Current management, led by property manager Uma Dean, have been genuinely fantastic. They are responsive, proactive, and flexible with any issues. And maintenance staff have been friendly and professional in addressing any requests inside our unit.

If you are looking for a quiet and nice community this is the place for you. Management and maintenance is always well maintained. There is always places to park and nearby shops and convenience stores to visit. Laundry is easy to do because there is a sign up sheet and there is never a problem with that. It is a very pet friendly apartment community and there is even a large dog park nearby. I always take my dog to new places around the neighborhood. Sometimes when it rains, I end up just taking him to the pet area right outside the apartment building. There was always great light in my unit and I never had any problems with the appliances in my unit. They also make sure that they maintain regular pest control by coming to the apartment to perform pest sprays in the bathroom and kitchen. Never had a pest problem. Management and staff are very nice and always helpful.β¦ β show

I've been a resident for 3 years at Manor House and if I hadn't had the opportunity to buy a house, I'd have stayed longer. I'd been trying to rent here for ages because of all the great reviews — and they're great for a reason. The apartment is spacious, has tons of charm and character, plus central ac/heat, and a dishwasher (my two must haves). Also free off-street parking. I've lived in the bigger newer apartment complexes and always had the worst experience. Management would try every way to charge you extra or not provide maintenance and everything always seemed to be breaking. Not the case here. My AC broke a couple of weeks ago and I texted the building manager and within an hour she had maintenance up to fix it. Also all of the staff are amazing, but especially the building manager Uma. I seriously don't think she sleeps. She's always available and always going the extra mile to make sure residents are happy. The notification system went on the fritz and she texted me to let me know each time they did routine pest control so I wouldn't be caught unaware. Also, I never had a bug in the apartment, literally not even a fly. You can tell the owners really take pride in maintaining the building and giving residents a good experience. And the residents are even great. Most people seem to be late 20s/early 30s or older folks in between houses. Everyone is quiet and respectful of the shared space — especially the shared laundry. I've had shared laundry before and it was a nightmare but here it's super clean, I've never had issues with people leaving their clothes or moving mine, there's a sign-up sheet that people really stick to, and you can pay with your phone. All around highly recommend.β¦ β show

I’ve loved my time living at Manor House. It’s been just over two years and I’m completely happy here. The charm and friendliness are unmatched. Any apartment issues are addressed immediately and they’re few and far between. Management is lovely and I can’t recommend living here enough! Also it’s so close to cute Del Ray and not too far from the waterfront. Wonderful property!

I have been thoroughly enjoying my time at Manor House Apartments. The neighborhood is beautiful, and safe, while still being walking distance or a short drive away from the more fun parts of the town. The Delray farmers market every Saturday is definitely a highlight of the area. The building is always clean and well-maintained, and the one time my apartment needed some repair on the bedroom door, the maintenance team was there the very same day to fix it. Overall, I’ve very much loved my experience of living in Manor house apartments and will recommend to anyone looking for a well maintained building in a safe and beautiful neighborhoodβ¦ β show

We've lived here for just under 1.5 years and have absolutely loved it. It's the best apartment we've ever called home, and if we weren't buying a house, we'd definitely continue renting here.

Manor House has been fantastic. Very well run and well kept property where you can truly feel at home. Well taken care of grounds and a highly amenable/professional staff that was nothing but top notch. If you are looking for a place to live in Alexandria look no further. Very happy with my experience at Manor House. I had to move to DC for work on short notice, they were very responsive and I signed the lease just over a week after my initial communication.
Pros: — Solid and spacious apartment (1 bedroom) with plenty of light. — Utilities * Gas + Electric never cost more than $70 a month, water is included in rent. — Transportation * Braddock station is 10—15 minute walk, DCA is first stop to DC * Downtown DC is a 10 minute drive (outside of rush hour) * Free trolley to old-town Alexandria, pick up is across the street from the Hilton at King Street Station (15 min walk south.) — Parking is plentiful (relative to the rest of the DMV) * I've never had to park more than a block away from Manor House when working late. * Never worried about finding spaces for friends or family. — Paying rent and submitting maintenance orders is easy with their online portal. — I don't know what kind of witchcraft their pest control company uses, but I didn't see an insect/pest in my apartment the entire year I was there. — Very low crime per capita compared to rest of DMV. * Safe to walk around the neighborhood at 3am… I don't know why you would, but you can — Alyssa is great at keeping residents in the loop about what's going on (i.e. routine maintenance, pest control, etc…). In fact, she made the whole Manor House experience more pleasant with her positive attitude and quick responses/updates.
Cons: — Weak cell signal * My apartment might be an anomaly (it was overlooking the entrance), but Verzion, Sprint, T-Mobile had consistently weak connections. Solved problem with face time audio and VoIP., — Thin walls/ceiling and floor * You can definitely hear neighboring apartments, but this issue is mostly limited to the kitchen, and was usually just the upstairs neighbors.
Overall, great experience living at Manor House.β¦ β show

This place has been more than welcoming for Rocko (my Maltese) and me for the past 2.5 years. Although I was worried when I first heard that we will have new property managers, I was pleased to see the same care and consideration that was exhibited by the previous owners. For that, I will truly miss this place.
I know when I first moved here, my Rocko was a puppy and was prone to barking while I was at work during the day. Instead of sending me a threatening email, they notified me of his barking and offer suggestions on how to remedy the situation (a method I still use to this day! [Leave the TV on]).
The neighbors are so nice! So many good dogs living here. The neighborhood is so nice and quiet.
I will say that no place is without its fair share of problems. However, that gives Manor House Apartments 5 stars is how well they handled the situations. Maintenance response is impeccable! I've had issues with my unit resolved within 24 hours of first notification. They will send you fruits every year as a “Thank You” for still living there. The apartment manager will stop and speak with you in the courtyard or hallway. The maintenance guys are super friendly and can hold great conversations.
I am leaving because my boyfriend of 3 years and I are moving in together. We had considered Manor House Apartments to be a possible living space. However, due to my graduate research at Johns Hopkins APL and Carnegie Institution of Science and my boyfriend’s desire to be close to his graduate program at George Washington University, we deemed it appropriate to move to a new location in DC. I will continue to use the kindness, warmth, and professionalism of Manor House Apartments as a metric for future living locations.β¦ β show

We had a very unfortunate experience at Manor House apartments. There were a number of issues that we had shortly after moving in (range hood not working, unsecured electrical outlets, leaking sink, large hole where drains entered walls). These were all fixed within a week however and the management was very responsive to get these addressed. The issue however that caused us to move out within a month however was roaches. Upon moving in, I noticed a few dead roaches in the utility closet and kitchen area which I figured were just some random bugs that died due to the recent pest treatment at the apartment. However, the very next day I saw a very large American cochroach on the wall during the middle of the day. The next night, woke up to one in the hall. Over the next few weeks, we had multiple instances of dead and live roaches turning up in the apartment. We had to escalate the issue with higher management before they agreed to release us from the lease since we just did not want to stay in the apartment any longer. All in all, the whole episode cost us about a month of rent, moving costs, and a huge hassle moving out and finding another place to stay. From what I understand our experience was not common, and the property manager blamed sewer work by the city close to the property. The pest company technician said they were coming from the bushes adjacent to the property however (we had a ground floor apartment).β¦ β show

Manor House was the perfect place for us to begin our lives in Alexandria. My wife and I had gotten jobs in late 2016 in Alexandria from out of state. I was put in charge of working out our living arrangements in Alexandria while my wife was getting everything else wrapped up back home. I was looking for a place to live that had some character and not just another apartment in a large mega apartment complex. I liked that Manor House was quite old yet well maintained. I remember touring the demo/office unit and immediately liking it. It seemed to fit all our needs. That day I put down the deposit and we were on our way to becoming permanent residents in Alexandria. The icing on the cake is the great little perks that come to living at Manor House. The bike share is on the corner, the great courtyard with the community grills, the magnolia trees, not to mention being walking distance of all the great restaurants in Del Ray. I really can't say it that we have been so lucky to get that apartment and now we have a house still in the neighborhoodβ¦ β show

Manor House Apartments was a lovely place to live. I was on the top floor in a spacious one bed/one bath and an updated kitchen. It was a friendly place to live with easy access to the Del Ray community. I enjoyed having my dog there b/c of all the terrific places to walk. Furthermore, if I had a maintenance issue, it was resolved quickly. The staff keeps you aware of issues in the building and works hard to keep the grounds and building neat and up-to-date. Only moving b/c I am moving to North Carolina.β¦ β show

My wife and I loved our two and a half years in the Nelson building of Manor House Apartments. It is a family-owned, remarkably well-maintained property with attentive management, located in a wonderful neighborhood.
Manor House is in a quiet section of Del Ray, convenient to DC Metro, the shops and restaurants on Mount Vernon Ave., Old Town, Potomac Yard, Reagan Airport, etc. We lived there without a car for over a year; my daily commute included a pleasant 20-minute walk to and from King Street Station. Braddock Station is even closer by foot. And if you don’t feel like walking you can take Metro or DASH buses. My wife and I enjoyed taking walks around the neighborhood, especially after we got a puppy last year. (We had been probably the only couple in Del Ray without a dog until then.)
The building was built in 1940 and has been kept in excellent condition. The apartments all have real wooden floors, real plaster walls, crown molding, etc. At some point in the building’s history, central heat and AC systems were installed, as well as in-wall bookcases in place of murphy beds, and modern windows. New tenants always come into refreshed units, because the management re-plasters and paints the walls every time a tenant moves out. Most of the units also have upgraded HVAC systems and upgraded kitchens with granite counters, new cabinets and a new fridge. As they re-plaster and paint the walls between tenants, they have a generous policy allowing tenants to paint their own walls their preferred color, use nails to hang art, etc. (Although we rather liked the default off-white puddy color that the walls came with.)
The layout of our unit was very usable. The bedroom and living room were spacious; we had a walk-in storage closet; and we had a dining room. The kitchen is perhaps not as large as in contemporary apartments, but it was recently upgraded and it worked well for us.
In the courtyard between the two buildings is Virginia’s largest green ash tree, some grills for resident use, and a backup electrical generator. The last item came in handy several times during our stay when power went out. The generator doesn’t supply electricity to the apartments, but it does keep the power on in the halls and common areas, so you can still read or charge your phone in a climate-controlled space during a blackout.
During our time there, management always responded promptly to service requests. One of the maintenance guys is a member of the family who owns the property; he lives on the premises and is a kind and generous person.
Parking is convenient. The buildings have their own lot; when full, it’s generally not a problem to find a spot on the street within a block, if not right out front.
The shared laundry room is kept clean and in good working order. There is a notebook where residents sign up for time slots to use the machines. The system works quite well. The laundry rooms also feature small libraries of books free for residents to borrow.
We had very few complaints about our apartment. In the winter we did have an issue with repeated incursions of mold in our unit, which mostly we dealt with on our own, but when it eventually became too much and we informed the management about it, they responded promptly to clean the mold and treat the walls. We appreciated the quick response.
We made a lot of friends among our neighbors at Manor House. People living there are respectful and mature. As with any rental property, turnover is fairly high, but we did know some folks who had stayed there for a number of years.
Overall, we enjoyed our stay very much and would recommend it to others. We found the rent to be quite reasonable for the area, especially considering the value provided by the location, the quality of the apartment, and the responsiveness of the management.β¦ β show

I lived at Manor House until recently, and I would recommend it without hesitation! The only reason my partner and I left is that I will be starting a new job in Connecticut. The community is wonderful, with kind and quiet neighbors, and the staff working in the community are great. The management switched recently from the owner and her husband (Olivia and Mike) to a property management company (Hannah and TPP), all of whom have been very responsive to any maintenance or other requests. The maintenance guys (Red and George) are very responsive and respectful, and we have never had to wait more than about 24 hours for anything to be taken care of. It's pretty much always done the same day. The grounds are well-kept, and they do a good amount of preventative maintenance to prevent any issues from arising, which I appreciated. Lots of the residents have lived here for several years, which is nice because they care what goes on in the community and want to keep it nice. The community is quiet except for the occasional dog bark or hearing the upstairs neighbors walking around, but that's pretty typical and is actually pretty minimal for a place with hardwood floors throughout.
The broader neighborhood of Del Ray is a wonderful for young couples and families, with lots of restaurants and things to do, and it's convenient to the Metro (3/4 mile to one station, just under a mile to another…or bus from right across the street to the metro station) if you need to get into DC. I worked in Fairfax, and that commute was also easy, if you need to go further into VA.
So, yes! I know this sounds like a rave review, and it is! I've lived in DC for 8 years, and my boyfriend has lived here for 11, and this is the best place either of us has ever lived. In many apartment complexes, people move in and back out within a year, but that has not been our experience here. (The management also likes to have people stay for a while, not just a year, which is evident by the fact that they don't start the rent low and then raise it a lot at lease renewal.) I will truly miss Manor House and would recommend it in a heartbeat!β¦ β show

I thoroughly enjoyed my time living at Manor House apartments. From day one, the staff was excellent to work with and I loved the clean, well kept indoor and outdoor living area. My apartment was charming and the neighbors are great. I loved the Del Ray community and being so close and walkable to all the restaurants and shops. Manor House is very conveniently located near the Metro and Dash bus. Living here for almost three years was a pleasant experience. The grounds were beautifully landscaped and the building was quiet, with the apartment overlooking the courtyard. Olivia and her staff responded immediately to all requests and questions. You couldn’t find a better place to live. I’ve lived at Manor House apartments for 9 years. The apartments are wonderful and the building is well cared for by friendly and attentive staff. I love it so much that I’m upgrading to a larger apartment. It’s also a great neighborhood. We’re walking distance to plenty of great restaurants, coffee shops, farmers market and the metro. You’ll definitely be happy living here.

I am leaving because my boyfriend of 3 years and I are moving in together. We had considered Manor House Apartments to be a possible living space. However, due to my graduate research at Johns Hopkins APL and Carnegie Institution of Science and my boyfriend’s desire to be close to his graduate program at George Washington University, we deemed it appropriate to move to a new location in DC. I will continue to use the kindness, warmth, and professionalism of Manor House Apartments as a metric for future living locations. β¦ β show
Manor House is in a quiet section of Del Ray, convenient to DC Metro, the shops and restaurants on Mount Vernon Ave., Old Town, Potomac Yard, Reagan Airport, etc. We lived there without a car for over a year; my daily commute included a pleasant 20-minute walk to and from King Stre et Station. Braddock Station is even closer by foot. And if you don’t feel like walking you can take Metro or DASH buses. My wife and I enjoyed taking walks around the neighborhood, especially after we got a puppy last year. (We had been probably the only couple in Del Ray without a dog until then.)
The building was built in 1940 and has been kept in excellent condition. The apartments all have real wooden floors, real plaster walls, crown molding, etc. At some point in the building’s history, central heat and AC systems were installed, as well as in-wall bookcases in place of murphy beds, and modern windows. New tenants always come into refreshed units, because the management re-plasters and paints the walls every time a tenant moves out. Most of the units also have upgraded HVAC systems and upgraded kitchens with granite counters, new cabinets and a new fridge. As they re-plaster and paint the walls between tenants, they have a generous policy allowing tenants to paint their own walls their preferred color, use nails to hang art, etc. (Although we rather liked the default off-white puddy color that the walls came with.)
The layout of our unit was very usable. The bedroom and living room were spacious; we had a walk-in storage closet; and we had a dining room. The kitchen is perhaps not as large as in contemporary apartments, but it was recently upgraded and it worked well for us.
In the courtyard between the two buildings is Virginia’s largest green ash tree, some grills for resident use, and a backup electrical generator. The last item came in handy several times during our stay when power went out. The generator doesn’t supply electricity to the apartments, but it does keep the power on in the halls and common areas, so you can still read or charge your phone in a climate-controlled space during a blackout.
During our time there, management always responded promptly to service requests. One of the maintenance guys is a member of the family who owns the property; he lives on the premises and is a kind and generous person.
Parking is convenient. The buildings have their own lot; when full, it’s generally not a problem to find a spot on the street within a block, if not right out front.
The shared laundry room is kept clean and in good working order. There is a notebook where residents sign up for time slots to use the machines. The system works quite well. The laundry rooms also feature small libraries of books free for residents to borrow.
We had very few complaints about our apartment. In the winter we did have an issue with repeated incursions of mold in our unit, which mostly we dealt with on our own, but when it eventually became too much and we informed the management about it, they responded promptly to clean the mold and treat the walls. We appreciated the quick response.
We made a lot of friends among our neighbors at Manor House. People living there are respectful and mature. As with any rental property, turnover is fairly high, but we did know some folks who had stayed there for a number of years.
Overall, we enjoyed our stay very much and would recommend it to others. We found the rent to be quite reasonable for the area, especially considering the value provided by the location, the quality of the apartment, and the responsiveness of the management. β¦ β show
The broader neighborhood of Del Ray is a wonderful for young couples and families, with lots of restaurants and things to do, and it's convenient to the Metro (3/4 mile to one station, just under a mile to another…or bus from right across the street to the metro station) if you need to get into DC. I worked in Fairfax, and that commute was also easy, if you need to go further into VA.
So, yes! I know this sounds like a rave review, and it is! I've lived in DC for 8 years, and my boyfriend has lived here for 11, and this is the best place either of us has ever lived. In many apartment complexes, people move in and back out within a year, but that has not been our experience here. (The management also likes to have people stay for a while, not just a year, which is evident by the fact that they don't start the rent low and then raise it a lot at lease renewal.) I will truly miss Manor House and would recommend it in a heartbeat! β¦ β show
