My roommate and I have lived here for almost 3 years, and must depart due to both of us being active duty military and moving onto our next assignments. Our experience was not the best, and I would recommend military folks steer clear of living here.
TERMITES: Every spring we had hundreds, if not thousands of termites that would hatch in the wall of our kitchen and crawl all over the apartment. For the next several weeks afterwards, we are cleaning up dead termites and they make their way into everything. We find dead termites year round in our cupboards, dishes, carpet, food, clothes, bathroom, closets, beds, everywhere. It is disgusting. It took two years of this before they hired termite exterminators to come into the apartment and treat, but they drilled holes in the wall of our kitchen/closet. We fortunately won't be around to see if the treatment worked this spring, but we have been living with holes in our kitchen wall/closet since the treatment was done.
MOLD: My roommate and I noticed that we had a mold problem about 2 years in, and I unexpectedly became ill, I believe as a result of living in moldy conditions for a long duration of time. The primary location of the mold was around our air vents. But we noticed that it had traveled to other areas of the apartment like clothes, picture frames, top of cupboards, and top of refrigerator (pictures attached). Maintenance was quick to come in, and clean up the mold. However, the extent of the cleaning was simply wiping up the high concentrations of mold with clorox. Nothing more was done to resolve the ongoing mold issue. Of note, during the cleaning process, bleach was sprayed onto the ceiling vent, which then landed onto a bed comforter and ruined it.
ACTIVE DUTY ORDERS: When it came time to break the lease due to active duty military orders, the interactions and correspondence with staff was extremely frustrating. I stopped into the front office in person to inform the complex that I have received orders, and they indicated all they needed was a copy of my orders to start the process of breaking the lease. After sending the orders via email, and a follow up email 6 days later after not receiving a response, I did not hear from the leasing office for over 2 weeks. They said that the orders that I sent over were not official, and they needed a paper copy. After I provided a paper copy, they wanted the email directly from my admin department regarding my orders. After I provided that, they wanted an official PDF version. I explained several times that the orders I have provided are official, and I physically have nothing more I can provide them. The response was that the orders I have provided were not official, and that I needed a signed letter from the Commanding Officer of my command to break the lease. After speaking with the manager Joel, and voicing my frustrations, eventually he accepted the orders. The process was horrible, and honestly unacceptable. It was so bad, that I had acquired the phone number to a Navy Jag Lawyer and was preparing to begin the process for legal action.
DOG HAIR/PARKING: Upon moving in, we noticed our carpet was covered in black dog hair. There were also several times where I was forced to park on the street overnight due to no parking available in the parking garage.
The only reason I am giving 2 stars is because the maintenance was undoubtedly quick when things such as washer/dryer, plumbing, ect. did break. We also really liked the location, and the landscaping was impressive.โฆ โ show

I have been at Post Carlyle Square for a little over a year, and it's been terrific. People in the building are friendly, I get a lot of use out of the amenities, and the staff are super helpful. Every time I've filed a maintenance request, the repair person has knocked on my door within one business day.

I disagree with everyone’s posts about the front desk clerks being user friendly and nice. Brittany Manning is the most rude individual I have had to work with and does not belong in the Human Resources department of any organization. I went to sign the new addendum for our storage downstairs in the rat infested bottoms of Carlyle and there is an IT malfunction where she made us do all the run around when it’s a website issue. Of which the website is slow as a turtle in this day and age of technology. It would be nice to have better facilities at our disposal for a place where people pay a ton of money to live. The downstairs door knobs are broke, fire escape lights dangling from the ceilings, and rude front desk clerks is not what I want to pay 4 grand a month to deal with.โฆ โ show

I've spent the past year living here and highly recommend Post Carlyle for anyone looking to live in Old Town. The apartments are modern and clean, and the staff is friendly and prompt. The location is very walkable to either King St or Eisenhower areas, and the Whole Foods nearby makes using a car very rare for me. This apartment- and Old Town in general- is very dog friendly and there is lots of green space to walk nearby. Pricing is on the higher end, but to me its fair given the location, quality and amenities.โฆ โ show

The staff here is kind and easy to talk too. Unfortunately it sounds like a dog kennel. Dogs barking through out the day and night! We made the mistake of renting on the first floor. The upstairs tenant’s run with their dog throughout the house instead of taking it outside. Even after speaking to the staff multiple times there were never consequences to the tenants. The staff did talk to them and they came up with a plan to take the dog out more often. They thunder around so loud that they wake us from sleeping. Doesn’t seem to be any protections for tenant’s who don’t have an animal. We have been forced to cut our lease short because of how bad it is. Even after giving them the required two months notice and paying an early termination fee of $5800 the staff still are unable or won’t do anything about the concerns we are leaving because. Seems They would rather loose tenants then take care of them.โฆ โ show

Lovely brick apartment buildings, most convenient location to subway, couple blocks to Whole Foods and CVS, minutes to Old Town, with lots of trees and well manicured grounds. Most walkable, bicycle-friendly as well as pets welcome. Plenty of natural light shines through huge windows over 5 feet tall and 4 feet wide, apartments with either hardwood floors or carpet, many apartments have brand new GE stainless steel appliances, very large bathrooms with granite sinks, granite countertops in kitchen and kitchen island. Stand alone washer and dryer in each apartment, large bedrooms. Very warm, cozy, comfortable. Friendly tenants. At the cross-section of many vibrant neighborhoods, shopping, dining, and nightlife are all a short walk away. Excellent and prompt property management is only a phone call away. Outstanding apartments, highly recommend.โฆ โ show

We rent a 3BR on a short-term lease. We received our renewal offer two months after we moved in, and they want $1,000 more per month. The apartment is just OK—not great, not terrible, with several maintenance requests needed in a short time. But this management company will Hoover every dollar out of your pockets they can. Not recommended.

To preface this view, I lived at Post Carlyle Square for 2 years in two different buildings.
For the most part this property is great, and I enjoyed living here. Pros/Cons below, I will be omitting the price from the con list, because while high it’s at this point market value:
Pros: — Beautiful buildings, great landscaping. The two courtyards are generally quiet and the fire pits are such a great feature. Very relaxing, especially at night. — The units themselves are well maintained, and maintenance is pretty receptive. I never had any long-standing issues that wouldn’t get resolved. — The pools are nice, even if ones been shut down the whole pandemic. — The location is unbeatable. The Carlyle neighborhood is quiet (especially on weekends) and is so close to Old Town. Plus two nearby metro stations and an Amtrak/VRE station make it a great choice for commuters. — The lease is in the landlords favor, but everything is also pretty well spelled out for you. Ask questions during the leasing process. — I generally always had good neighbors, and the complex in general is very pleasant and peaceful. All different types of people live here, there’s no one age group or demographic that dominates I’d say.
Cons: — While unit maintenance was always good, it felt like property maintenance went downhill after the pandemic started. For the most part the complex is fine, but a broken gate gets old to look at when it’s been broken for two years. How hard is it to install a new handle?? — If you live on the first or second floor there’ll be some street noise, and it is close to the jail, so occasionally you’ll see weirdos walking around. — Hallway noise was absolutely terrible. Everyone who lives here is required to have a noisy dog that whines whenever the owner leaves. It’s like a rule or something. — During the pandemic package management started to get a bit crazy. We’re talking big piles of packages inside the main gate every day. Luckily people don’t generally steal, I never lost any. — The leasing staff is in general ok, there’s turnover unfortunately but that’s to be expected, and if you’re patient then they’ll be patient in turn. I always was able to get issues resolved.โฆ โ show

I was very disappointed in the move in process. I was essentially given a piece of paper with some info on it and sent away. No one took the time to give me a walk through of the complex. I had to ask my friendly neighbors where to find my packages, take my trash, and park. I was even told to pay extra for the second key for my 2 bedroom apartment. Very disappointing experience that still hasn't been resolved.

After 6 years in NYC I thought I'd dealt with the worst the industry has to offer in terms of landlords, but MAA have managed to exceed even my lowest expectations here. Unhelpful, indifferent, almost to the point of inhuman. Their leases require them to offer you almost nothing and cost you almost everything.
My advice, read any lease they give your extra carefully here… But the best advice is to avoid MAA properties altogether.

Post Carlyle Square as a building and residential experience is wonderful. The apartments are beautiful, the location is amazing, rates are initially fair with market value, and everybody who lives here is friendly. However, their MAA management team will charge you more and more each year, misinform you about deadlines then refuse to waive their fees, tell you it's a curtesy they even sent over the (faulty) reminders, charge 2x rent in lease breakage fees in addition to 2 more months of rent (resulting in 4 months total rent paid in half the time), and much more. We had a fantastic feeling of this place when we were first living here, but after just one year we would NEVER recommend any MAA property to anybody, no matter how nice the building is. Trust me, as nice as it seems now, it won't be the longer you stay with them.โฆ โ show

My wife and I just moved in to Post Carlyle from another MAA property in Kansas City. We enjoyed the high quality features and awesome amenities of our last place and -as a side note to all Pittie owners out there- MAA's awesome pet policy. The sheer number of living options that we had to rule out because of antiquated breed restrictions was surprising to say the least, so finding a well-priced, quality apartment with all the fun extras AND the only restriction is max 2 pets… we were sold.
The courtyard here is beautiful and well-kept. The building is clean and well-maintained- just since moving in a week ago, we have seen the entire complex's windows washed and the lobby cleaned. The location is awesome and our friendly next door neighbor already stopped by to say hello. I am sure those few little apartment living annoyances will crop up every once in a while, but needless to say, we are very happy with our decision in choosing another MAA property.
My real reason for writing this review, however, is to take the opportunity to rave about the leasing agent who helped us find, look at, and move in to Post Carlyle. Samy did an absolutely incredible job, start to finish. From the moment we contacted Post Carlyle, he took a wholehearted interest in our wants and desires in looking for a new home. He listened to everything we said, literally took notes, and even responded to our emails on his days off. He compiled comprehensive lists of our top apartment options as well as lists of stores and restaurants in the surrounding area that might interest us. Samy walked us through every step of the process and kept up his amazing customer service even well after we had told him that he had won us over and we would become residents. He played a key role in our final decision to choose Post Carlyle over other options. We sincerely hope that he is highly valued by MAA because they are lucky to have him on their team. I lived here for 5+ years, in one of the two high-rises, and management did a great job keeping the building clean and maintained, including the common areas. Maintenance is quick to respond to requests and does a great job repairing/fixing issues. Apartments are in great shape and very modern.
Overall, the building is quiet, but you do regularly hear the apartment's door slam shut because they are heavy, thick doors. You can also sometimes hear your neighbors, especially the inconsiderate ones, but most neighbors are nice and quiet. Pets are allowed but I rarely hear dogs.
Management has regular social events for tenants, which helps you meet your neighbors. They are usually fun and helps with the positive community feeling.
The leasing office seems to care about tenants and tries to keep you happy, especially Michelle. If you need anything, talk to her. She helped me with a lot and always friendly, professional and followed up.
I can mostly say positive things about the building and I would recommend the high-rise buildings. I had no experience with the low rise and I was told they are a bit more noisy but I can't say.
With 2 high-rises comes double amenities, i.e gyms, pools, court yards, meeting spaces, roof decks, etc. A great location, very close to 2 metro stations, shopping, old town, parks, etc.
The building, however, was purchased by MAA and rent increased instantly, and by a lot, which are most of the complaints from old tenants. The building and management remained the same, with some minor upgrades to the buildings. The previous management company, Post, was outstanding and cared about it's tenants. This is “hands down” the best place to live in Old Town. Don't bother looking anywhere else. Ask for Michelle; she is the best leasing agent I have ever encountered. I'm so happy here and never plan on moving.

I wholeheartedly agree with all of the comments regarding the new management company, MAA. I've been a resident of Post Carlyle Square for a combined 6+ years (5 years on my current lease and a year on a prior lease). Things have gone drastically downhill since MAA took over; Post Carlyle is no longer “the” place to live.
Maintenance and overall property upkeep has declined. For example, I am writing this review on January 19, 2019. As of today, the garage door to my building has been broken for well over two weeks. That means ANYONE has access to the garage. Additionally, we used to have beautiful landscaping both in the front of the building and courtyard area. That landscaping has been replaced with stones/rocks (easier for them — no grass to cut, no flowers to maintain, etc.). It takes weeks for maintenance to respond to issues in the common areas — the printer in the business center rarely works, gym equipment is broken for weeks at a time, elevators are often out of service, and the coffee makers are sometimes broken.
In addition to maintenance issues, there are issues with owners not cleaning up after their dogs (I've even seen dog feces INSIDE the building) and residents smoking on the roof/in their apartment.
MAA advertises a 24-hour concierge; however, at night and on the weekends, the concierge's desk is often unmanned. On a positive note, Lamine (weekday concierge) is the best concierge ever.
What makes things even worse is that MAA has increased rent prices considerably, yet conditions have deteriorated.
This property used to be one of the only options in the Carlyle area of Old Town. That is no longer the case. With so many other options, I cannot imagine why anyone would want to live here.โฆ โ show

The leasing office seems to care about tenants and tries to keep you happy, especially Michelle. If you need anything, talk to her. She helped me with a lot and always friendly, professional and followed up.
I can mostly say positive things about the building and I would recommend the high-rise buildings. I had no experience with the low rise and I was told they are a bit more noisy but I can't say.
With 2 high-rises comes double amenities, i.e gyms, pools, court yards, meeting spaces, roof decks, etc. A great location, very close to 2 metro stations, shopping, old town, parks, etc.
The building, however, was purchased by MAA and rent increased instantly, and by a lot, which are most of the complaints from old tenants. The building and management remained the same, with some minor upgrades to the buildings. The previous management company, Post, was outstanding and cared about it's tenants. Maintenance and overall property upkeep has declined. For example, I am writing this review on January 19, 2019. As of today, the garage door to my building has been broke n for well over two weeks. That means ANYONE has access to the garage. Additionally, we used to have beautiful landscaping both in the front of the building and courtyard area. That landscaping has been replaced with stones/rocks (easier for them — no grass to cut, no flowers to maintain, etc.). It takes weeks for maintenance to respond to issues in the common areas — the printer in the business center rarely works, gym equipment is broken for weeks at a time, elevators are often out of service, and the coffee makers are sometimes broken.
In addition to maintenance issues, there are issues with owners not cleaning up after their dogs (I've even seen dog feces INSIDE the building) and residents smoking on the roof/in their apartment.
MAA advertises a 24-hour concierge; however, at night and on the weekends, the concierge's desk is often unmanned. On a positive note, Lamine (weekday concierge) is the best concierge ever.
What makes things even worse is that MAA has increased rent prices considerably, yet conditions have deteriorated.
This property used to be one of the only options in the Carlyle area of Old Town. That is no longer the case. With so many other options, I cannot imagine why anyone would want to live here. โฆ โ show
